With the spring market underway, many clients have been asking where the real estate market is headed, especially regarding inventory and whether conditions are shifting toward a buyer’s market or remaining in a seller’s market.
Here’s a snapshot of what we’re seeing right now:
Inventory Is Rising—But It’s Still a Seller-Leaning Market
Across the Mid-Atlantic, housing inventory increased by nearly 15% in January, according to the latest MLS data. While that’s a notable jump, supply still hasn’t caught up with demand. With less than two months of inventory available, sellers continue to hold an advantage overall.
Homes Are Taking Longer to Sell
In contrast to the rapid pace of recent years, homes are now spending more time on the market. This shift gives buyers more breathing room to evaluate options and, in some cases, include contingencies in their offers, something that was much harder during peak competition. While these trends reflect the broader Mid-Atlantic market, every neighborhood is unique. Mortgage Rates Continue to Shape Activity
Many homeowners who secured historically low mortgage rates in prior years are choosing to stay put, limiting the number of new listings. Meanwhile, current mortgage rates are hovering between 6.00% and 6.50%, which continues to influence both buyer affordability and seller decisions.
Home Prices Are Still Rising—Just More Gradually
Median home prices increased by 2.6% in January across the region. While prices are still climbing, the pace has slowed compared to previous years. Sellers may need to adjust expectations, while buyers can take comfort in the continued strength of home equity.
A More Balanced Market Is Emerging
Overall, the market is becoming more balanced this spring. Both buyers and sellers can find opportunities, especially with the right strategy and guidance.
Thinking About Selling Your Home?
Preparation is key to maximizing your home’s value. Consider fresh paint, updated flooring, and landscaping improvements to enhance your home’s curb appeal. Pricing your home or slightly below fair market value can also help generate strong interest and competitive offers.
